With todays current real estate market a significant number of home buyers are choosing to skip the home inspection process in order to get a leg up on everyone else who is putting an offer on houses. A Walk-Through Consultation is not a replacement for a Home Inspection. Buying a home without a proper inspection is extremely risky and as a professional home inspector for the past 4 years I can help limit some of that risk. As an experienced inspector with over 1000 inspections performed, I have seen a large amount of defects and know how to spot the major defects quickly.
A Walk-Through Consultation is a limited walk and talk consultation only, this is not as good as a Home Inspection. No report is issued. This consultation occurs when you schedule your showing of a property (When your Real Estate Agent meets you for the first walk-through). This generally lasts less than 30 minutes. The only tool used in this consultation is a flashlight. I offer my professional eye to walk-through the property and help identify major issues and red flags.
