Here are some samples of significant home defects I find during Home Inspections and Home Check-Ups. You should have your home inspected every 2-5 years to monitor and help identify major defects before they develop into an expensive repair. During a Home Check-Up, my main focus will include deferred maintenance items and advisement on typical home maintenance, inspecting and identifying the major defects, structural and safety concerns.
What do I inspect during a Home Check-Up? The process generally takes less than 1.5 hours depending on the size of the home. I will inspect the Roof, Exterior, Attached Garage, Structure, Electrical, Plumbing, HVAC, Water Heater, Attic and the Interior for structural, water damage, mold concerns.
A Home Check-Up is not as thorough as a full Home Inspection. Items that are not inspected during a Home Check-Up include appliances, detached garage, outbuildings/sheds/barns, laundry room, all outlets are not tested, some windows are inspected but not all are opened or tested.
I do not offer a Home Check-Up on homes that are larger than 5000 square feet, manufactured homes, duplexes or multifamily homes.
